For example, if your condo was originally carpeted, and you or a previous owner have installed hardwood flooring, the hardwood is considered a Betterment or Improvement. In the event of water damage, the corporation’s policy would cover up to the value of the carpet and the owner’s policy would cover the difference in cost between the carpet and the hardwood (e.g. the improvement).

The unit owner’s insurance policy will apply to damages to personal belongings, unit owner improvements, betterments, and either Additional Living Expenses (ALE) or loss of rental income.
